Join us for a discussion with a panel of experienced Denver Metro BOMA Property Managers and Chief Engineers followed by a casual happy hour.

Gregory K. Monks, SMA, LEED AP
Senior Portfolio Chief Engineer | Unico Properties

Greg Monks is a Senior Portfolio Chief Engineer for Unico Properties in Denver. He brings with him over 27 years practical and technical expertise related to the operation and maintenance of high-rise office buildings, retail facilities, data centers and industrial properties. Greg is responsible for management of the engineering team and supporting operations for over 4 million square feet of office space throughout Denver Metro area, Colorado Springs and Boulder. Other responsibilities include tenant construction management, property inspections, transitions, budget reviews as well as providing mechanical and electrical retrofit concepts and solutions. He has vast experience when it comes to capital work, including but not limited to full HVAC system replacement, EMS, Fire/life safety, roofs, window systems, and elevators. Greg has also has intimate knowledge of Energy Star and LEED. He has experience driving energy savings in his assets and taken several buildings to LEED Gold and Platinum.



Jill Petrykowski
Associate Director | CBRE

In her current role as Associate Director Jill oversees industrial and retail assets totaling nearly 8 million square feet and supervises a group of 16 team members. 

During her 15-year tenure with CBRE Jill has built solid client relationships with both current and past clients. She strives to build client trust and satisfaction through regular and detailed communications. She has also earned the confidence of brokerage teams by partnering in marketing and leasing efforts. 

Her management responsibilities and proficiencies consist of oversight of building improvements, as well as tenant improvements – including scope of work development, bid qualifications and oversight of construction work; creation and implementation of operating and capital budgets; completion of operating expense reconciliations; communication with tenants and close monitoring of accounts receivable; regular inspections of assets; execution of tenant relations programs to ensure the highest retention possible; as well as completion of monthly reports – variance explanations, accruals, executive summaries, leasing updates, and funding requests.

The experience Jill has accumulated in the real estate field has spanned nearly 20 years and has included both commercial, as well as residential.


Steve Brown, LEED GA, SMT
Chief Engineer | LBA Realty

Steve Brown began his career as a building engineer over 40 years ago and has worked for LBA Realty for the past 17 years. He brought his vast experience in Facilities Engineering specializing in HVAC systems and optimizing BAS sequences of operations to Denver Place 8 years ago. 

Steve graduated from Cogswell College with a degree in Mechanical Engineering Technology and has continued to pursue his education and certifications by taking many additional engineering and HVAC related classes. His previous work experience includes Bio-Pharmaceutical HVAC, Manufacturing HVAC, and Class 10 Clean-room HVAC systems.

Steve has been implemental in Denver Place’s pursuit of LEED Platinum, BOMA’s Regional TOBY Earth award in 2022, maintaining Denver Place’s Energy Star rating, receiving the UL Verified Healthy Building Mark for Indoor Environment, maintaining Denver Place’s BOMA 360 certification and helping Denver Place achieve the Fitwel certification.

Steve’s continued dedication to Denver Place and his staff has been invaluable not only to the engineering staff at Denver Place but also to the management staff and service partners.

Steve is heavily involved in BOMA. He worked together with BOMA to create the Engineering Apprentice program and was instrumental in bringing one of the first apprentices to Denver Place. Steve volunteers his time to teach the BOMA Foundations classes and has received rave reviews for his knowledge and mentoring skills from many of the class participants. Steve volunteers his time at BOMA’s career days by visiting schools and working with students. He has a passion for teaching and mentoring and has a never say no attitude anytime BOMA needs assistance or volunteers.

Steve is also involved in BOAC (Building Operators Association of Colorado) where he volunteers his time to work alongside other engineers in the Denver market.


Michelle Brown, RPA
General Manager, Operations | Brookfield Properties

Michelle Brown has over 17 years of experience in commercial real estate. Currently with Brookfield Properties, she serves as General Manager of 1801 California, a 1.3 million square foot office building in downtown Denver. 

Over her career, Michelle has worked with retail, industrial and office properties.  She has overseen complex construction projects like lobby remodels, elevator modernizations, garage automation installations and tenant improvement projects.  In 2018, she transitioned a new building from development to operations.  

Michelle has been an active BOMA member since 2011 and recently served on the Denver BOMA Board of Directors.
